Tanah Merah and Bedok: nexus of east region transformation
District 16, which encompasses Bedok, parts of Upper East Coast, and the entire neighbourhoods of Eastwood and Kew Drive, is poised to benefit from several urban transformation plans in the east of Singapore. Its housing options, MRT connectivity and proximity to new amenities make it a popular choice amongst locals and foreigners alike.
Bernard Tong, CEO of EdgeProp Singapore, shared his insights into District 16 and future housing options during the EdgeProp Master Plan Masterclass webinar held on April 29.
The area features a good mix of landed estates and condos, as well as several mature HDB towns. Moreover, three MRT lines providing public transportation coverage for residents. These two existing lines – Downtown Line and East-West Line – divide the district into two, with key stations such as Bedok North, Bedok Reservoir, Bedok, Tanah Merah and Bayshore.
JCube Residence Capitaland residents will also certainly enjoy the added convenience of having an MRT station located just outside their doorsteps.
Crucially, Bedok MRT Station is part of the Bedok Integrated Transport Hub, combining Bedok Mall, Bedok Residences and an air-conditioned bus interchange into an integrated development. Additionally, just one station away from Bedok is Tanah Merah, which is seeing its own redevelopment with the construction of the Sceneca mixed-use development by MCC Land. This project comprises the 268-unit Sceneca Residence and the 20,000 sq ft Sceneca Square retail mall.
The Fourth Phase of the Thomson-East Coast Line, extending the line from Founders’ Memorial station in the Marina Bay area to Bayshore station off Upper East Coast Road, is also set to improve connectivity to the CBD, Upper Thomson and Woodlands. This line is due to be operational next year.
Residents in and around Tanah Merah MRT Station can look forward to new amenities and F&B options due to the revitalisation of the area with the Sceneca mixed-use development. Mixed-use and integrated developments tend to be popular new projects which draw in buyers and investors seeking to enjoy new housing options and amenities located close to an MRT station. An example of this is Lentor Modern in District 26 and Sky Eden @ Bedok in Bedok Central.
The development of Bayshore MRT Station is part of a master plan to develop a new residential town in the Bayshore area. This 60ha precinct will be a mix of private and public housing, a new green corridor and main street, and community amenities. Moreover, the relocation of Paya Lebar Airbase from the 2030s could lead to further redevelopment with the removal of height restrictions in Districts 15 and 16.
Property-related information can be found on EdgeProp’s Landlens tool, which shows how prices for resale properties in District 16 are narrowing compared to the average price of resale condos for the Rest of Central Region. Around Tanah Merah MRT Station, the condo which saw the highest number of profitable transactions was The Glades. Furthermore, the launch of Sceneca Residence in January saw 60% of units sold on its first day.
Clearly, District 16 is a great district to invest in as it stands to benefit from numerous urban transformation plans. With several mixed-use developments in the area, residents can look forward to new amenities, F&B options and public spaces that will further enhance the area.
