Cluny Villas, Tuan Sing’s first phase of Opus Bay in Batam, targeted for completion in 4Q2023
Tuan Sing Holdings opened the marketing gallery of their integrated, mixed-use development Opus Bay on May 4 in Batam, Indonesia. Spanning 125ha (13.46 million sq ft), the development is Tuan Sing’s biggest project in the region, larger in scale than 117ha Sentosa Cove in Singapore’s Sentosa Island.
Opus Bay will be developed in several phases, with works underway on the two residential developments – Cluny Villas and Balmoral Tower – of the first phase. Cluny Villas features 275 luxury villas, while Balmoral Tower is a 36-storey residential tower with 559 apartments. Works are already complete on the villas and the tower is slated for completion in 4Q2025.
Bordering the futuristic Jurong Lake District (JLD), JCube Residence Capitaland, a residential development to be launched by Capitaland in the second half of 2023, will be conveniently connected to Jurong East MRT interchange, Westgate and IMM Building through J-Walk, an elevated covered pedestrian network. Apart from that, nearby amenities include a bus interchange, public library, community club and sports centre in the upcoming Jurong East Integrated Transport Hub. However, pricing and number of units available, along with their sizes, are yet to be disclosed.
Singapore-based architectural practice Ong & Ong designed the villas, while renowned Singapore-based firm RT+Q designed the tower. With a land and seascape view, the development is designed to be a vibrant destination where residents can live, work, and play. The development is a 40-minute ferry ride away from Singapore’s Harbourfront Ferry Terminal.
Kohn Pedersen Fox Associates of New York is the master plan architect for Opus Bay, while China Construction is the project’s main contractor. Lead8 is the architect of the retail space, and Park+Associates is responsible for the enhancements of the existing ferry terminal.
Tuan Sing and Japan’s Mitsubishi Estate Co. are joint venture partners in The Grand Outlet, an upcoming luxury outlet mall in Karawang. Located in an economic area connecting Jakarta and Bandung, the mall is designed to be a landmark, and is scheduled for completion in late 2023.
Tuan Sing has targeted to transform Batam Island into an exciting destination with Opus Bay. Through this project, the vision of creating a mixed-use community is actively being brought to fruition.
