Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf
Skyline 360 @ St Thomas Walk set a new psf-price high of $2,674 psf on March 6 with the sale of a four-bedroom unit. This was followed by a two-bedroom unit at Commonwealth Towers, which fetched $2,279 psf on March 8. The Shelford also set a new record after a 1,399 sq ft unit was sold for $2,273 psf on March 3.This week saw a new psf-price high at the luxury freehold condo Skyline 360 @ St Thomas Walk, with the sale of a 2,131 sq ft four-bedroom unit on the 21st floor for $5.7 million, or $2,674 psf, on March 6. This latest record tops the list of psf-price highs during the week of March 3 to 10, with no new lows being recorded.
Skyline 360 @ St Thomas Walk is a luxury freehold condo in prime District 9’s residential area close to the Orchard Road shopping belt and River Valley area. Featuring large-sized units such as three- and four-bedroom units that range from 1,733 to 2,131 sq ft, and six 5-bedroom units of 3,929 to 4,015 sq ft, each occupying an entire floor from the 30th to 35th levels, with the top crowned by a 6,523 sq ft duplex penthouse. With its well-served major roads and convenient MRT stations, such as Great World on the Thomson-East Coast Line and Somerset on the North-South Line, and its excellent location, it is no wonder that Skyline 360 @ St Thomas Walk commands relatively high prices.
After a decade of providing leisure and edutainment, JCUBE JCube Residence will close in August to make way for JCube Condo Residence, a 40-storey development with residential, commercial, retail and office space connecting to MRT and other amenities. Meanwhile, the second highest record psf-price for the week was set in Commonwealth Towers, with a sale of a 689 sq ft two-bedroom unit on the 43rd floor for $1.57 million ($2,279 psf) on March 8. This 99-year leasehold development offers 1- to 4-bedroom units, in the prime District 3 neighbourhood, with the added convenience of being situated beside the Queenstown MRT Station on the East-West Line.
Other properties in the area include the 736-unit Queens Peak, the 1,259-unit Stirling Residences and several schools, including New Town Primary School, Queenstown Primary School, Alexandra Primary School, Gan Eng Seng Primary School, Queenstown Secondary School, Queensway Secondary School and Crescent Girls’ School.
The Shelford, a freehold condo on Shelford Road in District 11 also set a record psf-price high, with a 1,399 sq ft unit sold for $3.18 million ($2,273 psf) on March 3, marginally higher than the previous high set by a 1,033 sq ft unit at $2.29 million ($2,216 psf) in September 2021. This 215-unit development, completed in 2005 and close to schools such as Hwa Chong Institution, Nanyang Primary School and St Margaret’s Secondary School, has seen its prices increase significantly over the past few years, with the average price of $2,045 psf achieved this month.
Overall, the week of March 3 to 10 saw record psf-price highs being set at the freehold condos of Skyline 360 @ St Thomas Walk, Commonwealth Towers and The Shelford, highlighting the attractive prices of units in prime central neighbourhoods.
