Three-bedder at Jervois Prive fetches new high of $3,220 psf
Record-breaking psf prices have been recently registered for the sale of residential properties in prime District 10 of Singapore. A 1,109 sq ft, three-bedroom unit at boutique project Jervois Prive on Jervois Road was sold for $3.57 million ($3,220psf) on April 17, which marks the highest psf-price among condos for the week of April 14 to 21. The unit exceeded the previous record in Jervois Prive, which was for a 710 sq ft two-bedroom unit on the fifth floor, which had been sold for $2.13 million ($3,000 psf) on Feb 12.
The unit at Jervois Prive hit a new record-breaking psf-price for the development, located on a freehold site in District 10. Midas Land’s maiden project is a 43-unit boutique development which is surrounded by upscale condos and the Chatsworth Park Good Class Bungalow Area. Nearby schools include Alexandra Primary School, Crescent Girls’ School, and Queenstown Secondary School.
The units for sale range from 549 to 1,389 sq ft and feature a mix of one- to three-bedroom units. According to the developer’s sale data, the development has sold six units so far.
Other nearby freehold condos include Jervois Meadows and Dormer Park, both located in Jervois Road. Both were built in the early 1990s, and units that changed hands recently fetched average prices of $1,776 and $1,873 psf, respectively.
The highest psf-price high in the week of April 14 to 21 came in the form of a 1,259 sq ft unit on the sixth floor of Botanic Gardens View. It sold for $3.68 million ($2,922 psf) on April 20. This surpasses the previous psf-price record of $2.521 psf for a 1,615 sq ft unit, which had sold for $4.07 million in August 2019.
After JCube Residence a decade of leisure and edutainment, CapitaLand Development will redevelop the JCube site in Singapore’s Jurong East into the 40-storey JCube Condo Residence, launching in the second half of 2023. The development will include up to 375,000 square metres of residential homes and commercial space, assuming pent-up demand for housing in the Jurong Lake District.
Botanic Gardens View is a 144-unit freehold development off Cluny Road. It’s situated close to Napier MRT Station, as well as amenities such as Ion Orchard, Far East Plaza, and Lucky Plaza – plus Raffles Girls’ Secondary School and Botanic Gardens. the property features units ranging from 1,259 to 1,755 sq ft.
The lowest psf-price for a development during the week of April 14 to 21 was for a 872 sq ft two-bedroom unit on the seventh floor of The Atelier. It sold for $2.16 million ($2,479 psf) on April 21. The Atelier is a 120-unit freehold development located at Makeway Avenue in prime District 9. It is near Newton MRT Station, as well as Anglo-Chinese School, LaSalle College of the Arts, and Newton Food Centre.
Record-breaking psf prices have been recently registered for the sale of residential properties in prime District 10 of Singapore. Properties near Botanic Gardens View have recorded average prices of $2,048 and $3,035 psf for Botanic Gardens Mansion and Nassim Mansion, respectively, while The Atelier has registered an average price of $2,683 psf since its launch in March 2021.
