Prima Asset Management acquires Tesla-leased property in Bangkok more 100 mil

Prima Asset Management, a Singapore-based investment firm, has acquired a freehold commercial property in Bangkok, Thailand. With a reported gross development value of THB1.25 billion ($48.33 million), the property is located at No. 7 and 7/1, Ramkhamheang Road in Saphansung Subdistrict and comprises approximately 250,000 sq ft of showroom, office, service and delivery space, leased to Tesla Motors through a triple net lease.

The acquisition of this property positions Prima on the frontline of the growing EV market, according to Prima CEO Ben Hall. This deal was supported by a consortium of institutional investors, family offices, and high-net-worth individuals such as Baksh Capital, Fraxtor and Thakral Corp. In addition, local real estate due diligence and transaction management was assisted by Capital Solutions Asia, a Bangkok-based company.

Prima is now looking to acquire an additional $100 – $250 million of real estate assets over the next three years, thanks to its investor base of family offices and high net-worth individuals who have encouraged the firm to pursue a pipeline of similar deals. The firm also plans to refurbish its new Bangkok asset in order to enhance the property’s long-term value and meet Tesla’s operational requirements, as well as to mitigate macroeconomic challenges such as inflation, debt pricing and construction cost.

Prime is planning for the long haul in its new Bangkok property, and intends to acquire more real estate assets in the South East Asian market over the next few years. A timely move by the investment firm, the acquisition of this asset positions them strategically and will provide them with a steady stream of returns in the growing EV market.
