Jcube Condo Capitaland Former JCube Shopping Centre
The closure of JCube shopping centre marks the end of an era and the beginning of a new chapter for the Jurong East region of Singapore. JCube shopping centre, located in the same location for the past decade, is set to make way for a 40-storey residential and commercial development JCube Residence by CapitaLand Development (CLD). This redevelopment will bring new homes, businesses, recreational facilities and amenities to the JLD.
JCube Residence is slated to be completed in 2027 and is expected to launch for sale in the second half of 2023. Prices are estimated to range from S$2,000 to S$2,100 per square foot (psf), and the number and size of the units have yet to be disclosed. This new development will be connected to the Jurong East MRT interchange, Westgate, and IMM Building via the J-Walk, a covered elevated pedestrian network. Eventually, JCube Residence will be linked to the upcoming Jurong East Integrated Transport Hub, which boasts a bus interchange, public library, community club, and sports centre.
The potential launches of JCube Residence, together with the 6.8-hectare mega white site on the confirmed list of the first half of the 2023 government land sales programme, are expected to alleviate pent-up demand for housing in Jurong. This white site comprises three plots of land and will be sold to a master developer which will build up to 375,000 square metres (sq m) in gross floor area (GFA) in the next five to 10 years. This includes 1,760 private homes, 150,000 sq m of office space, and 75,000 sq m of complementary uses such as for retail, hotel or community.
Property analysts are expecting the new JCube Residence to have an average selling price of S$2,100 psf and upwards, aligned with recent launch prices of the outside of central region developments. JCube Residence will likely boost home prices in the resale market and possibly have a spillover effect on the Bukit Batok and Clementi areas.
CLD is working closely with JCube’s tenants and providing them with the necessary support to ensure a smooth handover of the premises. The mall’s last day of operations is Aug 6, and with its closure, a new era for the Jurong East region is set to begin.
The closure of JCube marks the end of an era and make way for the new JCube Condo development. Developed by CapitaLand Development (CLD), the 40-storey residential and commercial development, JCube Condo, is set to be a game-changer for the Jurong East region of Singapore.
The new JCube Condo will be connected to the Jurong East MRT Interchange, Westgate and IMM Building via the J-Walk, an elevated pedestrian network in the Jurong Lake District. It will also be linked to the upcoming Jurong East Integrated Transport Hub, which will feature a bus interchange, public library, community club and sports centre, among other amenities.
CLD expects to launch JCube Condo for sale in the second half of 2023. However, exact details of JCube Condo pricing, as well as the number and size of the units, have yet to be disclosed. Property analysts are estimating a S$2,000 to S$2,100 per square foot (psf) price tag for JCube Condo residential units of the new development.
The redevelopment of JCube for JCube Condo will come as a welcome development for the region. Demand for residential housing in Jurong has been on the rise, due to the lack of new condo launches in recent years. Meanwhile, the potential new launches, including JCube Condo, will likely boost home prices in the resale market and possibly have a spillover effect on the Bukit Batok and Clementi areas. These areas are currently experiencing a lack of new JCube Condo development launches.
In addition to the residential units, the new development will house commercial space on the first and second storeys. This includes major tenants like Don Don Donki, Haidilao and Daiso, as well as Singapore’s first and only Olympic-sized ice skating rink.
The potential new launches, including JCube Condo, will be beneficial to those living in the area as they will have access to the many amenities and recreational facilities nearby. The move also complements the Singapore government’s plans to bring new homes, along with new businesses, recreational facilities and amenities to the Jurong Lake District.
Overall, JCube Condo is set to be a landmark development in the Jurong East region and will provide much-needed housing for the area. It will be a great benefit for those living in the area, having access to the many amenities and recreational facilities nearby.
