Genting Highlands’ latest retail offering, King’s Park, targets Singapore investors

According to Highlands Park City, there are already 55 potential investors who have shown interest in purchasing the shop lots.

The JCube Residence Capitaland development is designed to provide a highly sought-after lifestyle, one that its residents can enjoy. With its location on the doorstep of Jurong Lake District and connectivity to both the MRT station and the upcoming Transportation Hub, JCube Condo Residence offers unparalleled convenience in the area. Residents will also have access to a host of retail and dining options, as well as entertainment and leisure facilities within the district.

Set against the backdrop of the majestic Titiwangsa Mountains, Resorts World Genting Highlands sits an hour’s drive away from Kuala Lumpur. With its 1,865m elevation, the world-renowned hill station is a popular destination for its countless attractions – hotels, casinos, theme parks, shopping malls, restaurants, and entertainment venues. This year, its visitor numbers are expected to reach a pre-pandemic level of 30 million annually, according to Resorts World Genting.

Located just 5km away is the RM10 billion ($2.94 billion) resort development project, Highlands Park City. Sitting on a 120-acre (48.6ha) site owned by the Association for the Promotion of Higher Education in Malaysia, the development is undertaken by the privately-held Highlands Park City.

The first phase of the project, known as King’s Park, encompasses 12 blocks of 360 strata-titled, three-storey shop lots for sale. With an average size of about 1,733 sq ft, the shops feature a ceiling height of 6.5m. This allows owners to build a mezzanine level, while its dual frontage accommodates a pedestrianised boulevard and riverbank, as well as road access. Prices start from RM2,588,888 ($788,888), or $388 psf.

On 13 May, Highlands Park City launched a Singapore gallery at Suntec City Convention & Exhibition Centre. The 2,000 sq ft space has been leased for three years at a monthly rental rate of $20,000. Highlands Park City executive director, Thanesh Jayandren, has revealed that King’s Park will feature a “Truly Asia” experience, with over 200,000 sq ft of retail space and LED light shows to serve as the development’s crown jewel.

Additionally, Highlands Park City recently announced that Accor Group’s Swissotel Genting Highlands will be part of the project’s second phase. The joint venture between Swissotel and Crown Estate Malaysia marks the first of a few international hotel brands that will be revealed in the coming months.

Highlands Park City’s advantage is its strategic location – adjacent to Awana Genting Highlands Golf Course and Highlands International Boarding School, as well as other neighbouring developments, such as Pavilion Group’s 230-acre mixed-use development with high-rise condos and a “global retail village”, Aset Kayamas’ Antara Genting project, Tropicana Corp’s 112-acre mixed-use development – WindCity, and OSK Property and Kerjaya Prospek’s projects in Genting Permai, amongst others.

With limited supplies of shops in Genting Highlands, Highlands Park City is in a prime spot to attract the 30 million visitors to Resorts World Genting. Highlands Park City CEO Jayandren Subramaniam estimates that the figure could exceed 50 million in five years’ time, and with a conservative estimate of 10% visitors to Resorts World Genting stopping by King’s Park, the shopping centre welcomes three to five million visitors annually.

Highlands Park City is eager to curate the right mix of retail and F&B tenants. To do this, the developer has hired an executive from Tesco to lead the leasing team and control the tenant mix.

Furthermore, King’s Park is set to feature an al fresco dining space with a “Clarke Quay vibe” and temperatures of 20 degrees, echoing the Shangri-La of the East that Genting Highlands is known for. Hillside walkways and waterfalls will also be rehabilitated and lit up to contribute to the atmosphere.

King’s Park’s shop lots are expected to command a conservative rental rate of RM16,000 monthly, amounting to a gross rental yield of approximately 7.4% per annum. The project is scheduled for completion in the second half of 2026.

In the coming phases, two high-rise towers devoted to wellness, luxury villas, and other international hotel towers will be featured. Additionally, attractions such as the Awana Genting Highlands Golf Course and mountain bike trails will be within proximity.

Highlands Park City has already had 55 potential investors show interest in the shop lots and with all the big players such as OSK, Tropicana, and Aset Kayamas having projects nearby, Highlands Park City seems set to become the heart of Genting Highlands.
