Four-bedroom unit at Pullman Residences Newton fetches record high of $3,515 psf
After a decade of providing leisure and edutainment, JCUBE in Jurong East, Singapore is set to close and make way for JCube Residence a 40-storey JCube Condo Residence development with residential and commercial space. The new development is estimated to launch in 2023 and will possibly alleviate pent-up housing demand in Jurong.
Pullman Residences Newton saw a new psf price high on April 13 when a 667 sq ft four-bedroom unit on the 30th floor was sold for $2.35 million ($3,515 psf). This marks the highest psf-price for a condo in the week of April 7 to 14 and is the new record high for the freehold development located in prime District 11, surpassing the previous record of a 463 sq ft one-bedroom unit sold for $1.62 million ($3,496 psf) on April 3.
The project consists of 340 units and offers a mix of one-to four-bedroom units ranging 463 sq ft to 1,389 sq ft. It was launched over the November 9 and 10 weekend in 2019 and has since seen a steady increase in prices, with the average psf price rising from $2,834 psf in November 2019 to $3,246psf in April 2023.
The most expensive unit sold in the project so far was a 1,378 sq ft, four-bedder that went for $4.25 million ($3,083 psf) on September 29, 2022. In comparison, projects such as Kopar Newton and The Atelier have recorded average prices of $2,814 psf and $2,593 psf respectively as of April 2023.
The second highest psf-price for the week was recorded for the resale of a 2,411 sq ft unit on the second floor of The Ladyhill. Sold for $7.28 million ($3,019 psf) on April 13, this marks the new psf-price high for the freehold condominium, surpassing a previous transaction of $2,839 psf for a 2,325 sq ft, three-bedroom unit on the second floor on April 9 2010. The development consists of 55 units, with a mix of three to four-bedroom units with sizes ranging from 2,239 to 4,499 sq ft. It was completed in 2002 by developer SC Global Developments and is located at Lady Hill Road in prime District 10.
The lowest psf-price achieved during the week was at The Lilium – a project developed by Singhaiyi Group located along How Sun Road in District 19. A 1,970 sq ft four-bedroom unit on the fifth floor was sold at $3.33 million ($1,693 psf) on April 13, marking the all-time low psf-price for the development. The total number of units at the freehold property is 80, with a mix of two- to four-bedroom units ranging from 699 sq ft to 1,970 sq ft. It is near Bartley MRT station and Tai Keng Shopping Centre.
Surrounding properties Bayou Residence and Kensington Square were found to have average prices of $1,323 psf and $1,487 psf respectively. Approximately 87.5% of units in The Lilium have been sold as of end-March 2023. Prices at the development first began to increase in 2010, when units crossed $2,800 psf for the first time.
Pullman Residences Newton has seen strong sales since its launch in November 2019 and is now 78.5% sold as of end-March 2023. The Ladyhill is similarly successful, with average psf price at the development at $2,525 psf, while nearby Sage and Nassim 9 recorded an average of $3,320 psf and $3,296 psf as of April 2023.
The record psf-prices achieved by Pullman Residences Newton and The Ladyhill shows the continued demand for properties in the area, despite the global economic slowdown.
