CapitaLand’s CLD Obtains URA’s Provisional Permission to Redevelop JCube Site
CapitaLand Development (Singapore) (CLD) has obtained the Urban Redevelopment Authority’s (URA) provisional permission to redevelop the JCube site in Jurong East, Singapore. The planned redevelopment of JCube, which was first hinted at in July 2022, will see the mall replaced with a new residential development that includes commercial space on the first and second storeys. This comes after CapitaLand announced on Tuesday (Feb 7) that JCube will cease operations on Aug 7, 2023. The mall will close for good at 10pm on Aug 6.
The new residential development will be a mix of public and private housing, with commercial space on the first and second storeys. The new development is expected to be completed in 2027. CLD is working closely with existing tenants of JCube to ensure a smooth handover of the premises and provide them with the necessary support.
Commenting on the provisional permit, Mr Tan Yew Chin, Chief Executive Officer of CLD, said: “We are pleased to receive URA’s provisional permission to redevelop JCube. This marks an important milestone in the redevelopment of JCube and the future of Jurong East. We will continue to work closely with the URA, on the detailed design and planning for the new development, to deliver a quality living environment for the future residents and businesses.”
The redevelopment of JCube will bring a fresh vibrancy to Jurong East, reaffirming its position as a key gateway and regional centre of Singapore. It will also pave the way for a new residential development that offers residents a vibrant lifestyle with easy access to a variety of amenities, entertainment and dining options.
CLD assured that it will continue to work closely with the URA, on the detailed design and planning for the new development, to deliver a quality living environment for the future residents and businesses. It will also provide tenants with the necessary support to ensure a smooth handover of the premises, and where practicable, on their future plans.
The sales launch for the new development is expected to be in the second half of 2023, and CLD will continue to update the public on the progress of the redevelopment.
CapitaLand Development (CLD), a subsidiary of CapitaLand Limited, has obtained provisional permission from the Urban Redevelopment Authority (URA) to redevelop the JCube site in Jurong East Central. The redevelopment will be in line with the government’s plans to bring new homes, businesses, recreational facilities, and amenities to the Jurong Lake District.
The new development will be linked directly to the Jurong East MRT interchange station, Westgate and IMM Building via the J-Walk, a covered elevated pedestrian network. The new residential development will include commercial space on the first and second storeys, and is targeted for completion in 2027.
The planned development will also be linked to the upcoming Jurong East Integrated Transport Hub, which will include an air-conditioned bus interchange, a public library, a community club, and a sports centre, among other commercial spaces. It is expected to provide about 100,000 new jobs and 20,000 new homes between 2040 and 2050, adding to the one million residents already living in Singapore’s west region.
In response to the news, CapitaLand Development Singapore’s Chief Executive, Tan Yew Chin, said, “We are delighted to have obtained provisional permission from URA to redevelop the site. This adds to our growing list of projects in the Jurong Lake District, which is an integral part of Singapore’s vision to create an exciting and vibrant business and leisure destination for the city.”
JCube will close down on August 6th to make way for the new development. CapitaLand said it is working closely with the tenants and providing the necessary support to ensure a smooth handover of the premises.
The closure of JCube will mean the loss of Singapore’s only Olympic-size ice-skating rink, which has been a training venue for national athletes from the Singapore Ice Skating Association and the Singapore Ice Hockey Association. In response to this, a Sport Singapore spokesman said the organisation is working with the respective national sports JCube Condo associations for ice sports on plans for alternative facilities to support our athletes’ short- and long-term training needs.
The closure of JCube has also caused some concern among recreational figure skaters. Willis Lau, a 24-year-old figure skater, said, “This is especially important for competitive skaters. I hope a replacement rink will open soon.”
CapitaLand is expected to launch the development for sale in the second half of 2023. With the redevelopment of the JCube site and the completion of the Jurong East Integrated Transport Hub, the Jurong Lake District is expected to become Singapore’s largest business district outside the central area.
