Unit at Faber Garden Condo sold for $2.73 mil profit
Resale prices at OUE Twin Peaks average $2,294 psf, slightly above the average of surrounding condos such as Grange Infinite ($2,258 psf) and Horizon Towers ($2,195 psf).
The most profitable resale transaction of the week from Feb 21 to 28 involves a 2,121 sq ft unit at Faber Garden Condominium. The unit, on the 18th floor, was sold for $3.63 million ($1,711 psf) on Feb 23. Having been purchased for $895k ($422 psf) in July 1998, the seller gained a whopping $2.73 million (305%) profit – translating to an annualised 5.8% profit over 24½ years – making it the most profitable resale transaction at Faber Garden Condominium thus far.
Faber Garden Condominium is a freehold development located off Upper Thomson Road in District 20. Completed in 1984, the 233-unit project consists of units ranging from 1,572 to 2,766 sq ft. Its proximity to Bishan-Ang Mo Kio Park and local schools such as Pierce Secondary School, Ai Tong School, and Eunoia Junior College, as well as its surrounding low-rise landed housing estate, make Faber Garden Condominium a desirable choice among buyers looking for a home in the neighbourhood.
Moreover, its selling price has also been on the rise – increasing from an average of $850 psf in February 2013 to $1,738 psf last month. Although a collective sale attempt (with a reserve price of $1.18 billion; roughly $1,342 psf per plot ratio) was launched in 2018, it ended without a successful bid.
A 2,960 sq ft unit on the fourth floor of Gallop Gables garnered the second highest profit for the week. Sold for $5.2 million ($1,757 psf) in December 2020, the unit had been bought for $2.26 million ($764 psf) in August 2005. This led to a record profit of $2.94 million (138%), translating to an annualised 5.8% profit over 15 years.
Gallop Gables, a 140-unit freehold development on Farrer Road in District 10, was completed in 1997. Located close to a multitude of Good Class Bungalow (GCB) areas and prime residential developments, Gallop Gables currently commands an average price JCube Residence of around $2,013 psf.
Conversely, the most unprofitable sale of the week was at OUE Twin Peaks. A 1,055 sq ft unit on the 20th floor was sold for $2.45 million ($2,323 psf) on Feb 24, having been bought for $3.06 million ($2,899 psf) in October 2010. This resulted in a loss of more than $607,000 (20%), equating to an annualised loss of 1.8% over 12½ years.
OUE Twin Peaks, a 99-year leasehold development with 462 units on Leonie Hill Road in District 9, was completed in 2015. In the past two months, 37 unprofitable resales have been lodged with URA, while only two have resulted in a profit. Primarily surrounded by residential projects such as Grange Infinite, Horizon Towers, and the soon-to-be completed Irwell Hill Residences, the average resale price at OUE Twin Peaks is $2,294 psf.
