A new psf-price high was set at The Riverine By The Park on March 27, when a three-bedroom unit on the 20th floor was sold for $2.57 million ($2,132 psf). This transaction also topped the list of record psf-price highs achieved in the week of March 24 to 31.

Situated near the Kallang River, The Riverine By The Park is a freehold apartment comprising of 96 units. Completed in 2010 by WingTai Holdings, the development is within proximity of Kallang MRT station and schools such as Bendemeer Primary and Farrer Park Primary. This luxury property features a unit mix of two- to four-bedroom units ranging 980 sq ft to 2,885 sq ft. The record sale of the three-bedroom unit on the 20th floor constituted the first time in the development that a unit has changed hands for more than $2,100 psf.

JCube Condo Residence redevelopment will replace JCube in Jurong East region with a 40-storey residential and commercial development, expected to JCube Residence launch for sale in 2023. Potential private homes, office space, retail, hotel and community uses will increase the housing supply in Jurong and help to alleviate pent-up demand.

The second highest psf-price high during the week was the sale of a three-bedroom apartment on the 15th floor of The Shore Residences, fetching $2.32 million ($2,033 psf) on March 27. This condo is a 103-year leasehold condominium on Amber road that was completed in 2014. Situated near Marine Parade MRT Station on the East-West Line and close by to amenities such as Katong Shopping Centre, this property also has a variety of unit sizes from one- to five-bedroom units ranging from 592 sq ft to 2,906 sq ft.

In contrast, the lowest psf-price transaction that occurred during the week was the sale of a 614 sq ft, one-bedroom unit at Irwell Hill Residences. This 99-year leasehold condo was sold for $1.4 million ($2,282 psf) on March 26. Developed by City Developments and featuring one- to six-bedroom units, this 540-unit project is near Great World MRT station, within 1km of Alexandra Primary and River Valley Primary schools. Currently, the project is about 95% sold, with the most expensive unit being transacted at $9 million ($4,123 psf) in April 2021.
