Bungalow at Linden Drive sold for $24 mil; Vanda Crescent bungalow fetches $21 mil
A detached house at a cul-de-sac on Linden Drive in the Raffles Park neighbourhood recently changed hands for a sum of $24 million. Lawrence See and Elvin Ang of GCB Collective, a team of bungalow specialists in Huttons Asia, brokered the sale.The freehold property, which has a site area of 11,314 sq ft, was sold at a rate of $2,121 psf. It was previously on the market for $27 million ($2,386 psf) a year ago.The house is still relatively new, having received its temporary occupation permit in early 2019. It was built by the previous owner who had purchased the property for $13.6 million in 2012.The Victorian-style architecture of the main house is complemented by a tropical-style double-storey pavilion in the rear and a Japanese zen garden. The new owner, a Chinese national-turned-Singapore citizen, is likely to retain the existing structure of the house.
After JCube announced its closure in August, CapitaLand Development obtained permission to redevelop the site into the 40-storey JCube Condo Residence with commercial space, connected to transport hubs and estimated to launch for sale in H2 2023. JCube Residence Excitement has been building around potential launches in the area, including a 6.8-hectare white site with 1,760 private homes, office space and complementary uses.

The freehold property has a site area of 11,314 sq ft, translating to $2,121 psf. The previous owner had purchased the property for $13.6 million in 2012 and then built a new 10,358 sq ft, six-bedroom, detached house on the site. Not only does the house owned an impressive Victoria-style architecture, but it also has a double-storey pavilion of tropical style, and a Japanese zen garden.
The new owner, a Chinese national-turned-Singapore citizen, is likely to retain the existing structure of the house. This is likely due to the fact that the house is still relatively new and received its temporary occupation permit in early 2019.
Not far off in Vanda Crescent, another 21⁄2-storey detached house also changed hands recently – lodged on March 6. The property has a built-up area of 8,500 sq ft and a land area of 9,464 sq ft. It had previously sold for $22.3 million ($2,357 psf) in July 2022 but was recently transacted at $21 million ($2,219 psf), and brokered by Shelley Han, team director at Shinoken & Hecks.
Han notes that the property had multiple offers, with a returning Singaporean family eventually prevailing. The previous owner had purchased the property in April 2013 for $12.8 million. With its two wings, swimming pool, courtyard gardens, five en-suite bedrooms, living and dining area, open kitchen, and fully-equipped gourmet kitchen, the house is certainly an attractive and family-friendly residence.
Beyond its advantage in having a modern and good layout, the Vanda Crescent property has an added bonus of its proximity to prestigious schools such as Raffles Girls’ Primary School (within a 1km range), Nanyang Girls’ High School, National Junior College, Chinese High School and Hwa Chong Institution.
It is clear why these properties in Raffles Park neighbourhood, located in prime District 11 off Bukit Timah Road, have attracted many viewers – mainland Chinese nationals-turned-Singapore citizens included – and why the area is sought after.
