The Atelier marks new psf-price low of $2,494

At The Atelier, a 1,281 sq ft, three-bedroom unit set a new psf price low of $2,494 on March 5. At Nassim Park Residences, a record-breaking four-bedder transacted for $4,785 psf on Feb 27. D’Grove Villas saw an eye-watering $4.3 million for 1,690 sq ft two-bedroom unit at $2,544 psf on March 2, also a new high for the project.A luxury condo located in prime District 10, D’Grove Villas is a boutique 45-unit development that was completed in 1992. On March 2, a record-breaking 1,690 sq ft, two-bedroom unit sold for a whopping $4.3 million, or $2,544 psf, notching up the highest psf-price for the project to date.

Located on Orange Grove Road in Singapore’s District 10, D’Grove Villas is a beautiful, mature development in an exclusive residential neighbourhood close to luxury condos such as Le Nouvel Ardmore, Ardmore Residence, Ardmore Park, Sculptura Ardmore, and Treetops Executive Residences.

The 45-unit project also offers proximity to Shangri-La Singapore on Orange Grove Road. An analysis of resale transactions by EdgeProp Singapore shows that prices in the development have increased by over 1,000 psf since 2003, reaching approximately $2,500 psf this month.

On March 2, a new price high was set at D’Grove Villas with a 1,690 sq ft two-bedroom unit being sold for an eye-watering $4.3 million, or $2,544 psf.

After 10 years, JCUBE in Jurong East, Singapore, is set to close for a 40-storey residential and commercial development JCube Condo Residence. Expected to launch in the second half of 2023, the new development will add to pent-up demand for housing JCube Residence in the area.

March also saw a new low at The Atelier, a luxurious freehold development in prime District 9. The 22-storey condo comprises one- to four-bedroom units in sizes ranging from 549 to 1,496 sq ft.

A three-bedroom unit at the project of 1,281 sq ft was sold for $3.2 million, or $2,494 psf, on March 5, shattering the previous psf record of $2,512 for another 1,281 sq ft unit sold by the developer in March 2021.

The Atelier is located on Makeway Avenue near Newton MRT interchange station and is close to the Novena and Orchard Road areas. With a take-up rate of about 31%, the condo commands an average price of $2,693 psf.

The highest psf price achieved in The Atelier was for an 883 sq ft two-bedroom unit on the 20th floor- it was transacted for $3,040 psf, or $2.68 million, in March last year.

The Atelier is also adjacent to Kopar at Newton, a 378-unit, 99-year leasehold development on Makeway Avenue. With its great location, excellent amenities, and high-end features, the project has been a smash hit with buyers.

Overall, the recent transactions for The Atelier and other luxury condos in the vicinity reveal an appetite for luxury real estate among discerning homebuyers. With prices on a constant upward trajectory, these developments may become even more sought-after in the future.
