Four-bedder at Ardmore II rakes in $2.1 mil profit

The most profitable condo resale transaction for the week of Feb 7 to 14 was the sale of a four-bedroom apartment at Ardmore II for $6.28 million ($3,103 psf). The 2,024 sq ft unit on the eighth floor was purchased by the seller in October 2006 for $4.21 million ($2,082 psf), making a profit of $2.07 million (49%). This marks the JCube Residence second most profitable transaction in the development’s history, with the most profitable one taking place in August 2007.

The Feb 8 transaction at Ardmore II is the first one this year and the second most profitable deal for the period in review. Wheelock Properties’ freehold luxury development is located in the exclusive Ardmore Park area in District 10, with all 118 units being identical four-bedroom units of 2,024 sq ft.

At Regency Suites, a 1,421 sq ft unit on the 13th floor sold for $2.97 million ($2,089 psf) on Feb 9. The three-bedroom unit was bought in November 2005 for $970,000 ($683 psf), making a gain for the seller of 206%, or just under $2 million, in the more than 17 years it was held.

This was the most profitable transaction at Regency Suites to date. The development is a freehold one along Kim Tian Road, off Tiong Bahru Road in District 3, consisting of one- to four-bedders of sizes ranging from 592 to 4,532 sq ft. The unit sold last year was a 592 sq ft one on the third floor, netting the seller a profit of $160,000.

Meanwhile, the most unprofitable transaction during the week took place at The Sail @ Marina Bay, when a one-bedder measuring 689 sq ft was sold for $1.47 million ($2,132 psf) on Feb 10. The seller had bought it in June 2010 for $1.76 million ($2,555 psf), incurring a loss of around $291,000, making it the fourth resale transaction with a loss so far this year.

The Sail @ Marina Bay is a 99-year leasehold luxury condo by City Developments and AIG Global, located on Marina Boulevard in District 1. It comprises 1,111 units of studios to four-bedders ranging from 592 to 2,185 sq ft, with penthouse units from 3,391 to 6,297 sq ft.

The second most profitable transaction during this period occurred at Regency Suites — a 1,421 sq ft unit on the 13th floor fetched $2.97 million ($2,089 psf) on Feb 9. It was purchased in November 2005 for $970,000 ($683 psf), making the seller a gain of just under $2 million across a holding period of over 17 years.

The most unprofitable transaction during the week of Feb 7 to 14 happened at The Sail @ Marina Bay. On Feb 10, a one-bedder measuring 689 sq ft sold for $1.47 million ($2,132 psf), having been acquired in June 2010 for $1.76 million ($2,555 psf). The seller thus made a loss of around $291,000.

This marks the fourth resale transaction at The Sail @ Marina Bay this year which resulted in a loss. Two of these transactions occurred below their respective purchase prices. Meanwhile, the most profitable transaction was the sale of a 1,184 sq ft unit on Jan 26, netting the seller $1.44 million.
